Luxury Marriott Resort Planned for Wasaga Beach Waterfront

A major new luxury hotel project could soon transform the waterfront at Wasaga Beach. Developers behind the proposed Marriott Resort and Spa unveiled updated plans for Beach Area One, promising a project designed to embrace the town’s famous beach culture, nostalgia, and energetic atmosphere.

The proposed eight-storey resort, led by Sunray Group, will feature 162 hotel rooms, a spa, banquet facilities, rooftop restaurant, and a large beach-facing porch overlooking Georgian Bay. Developers say the design was inspired directly by the “DNA of Wasaga Beach” and aims to capture what architects described as the area’s “joyous chaos.”

The project would become one of the most ambitious developments in Wasaga Beach’s recent history and is expected to play a major role in revitalizing the town’s main waterfront district. Architects behind the design say the building will feature weathered wood-style cladding to reflect the beach town’s sun-soaked and wind-worn identity, while the structure itself will be designed to appear like multiple smaller buildings when viewed from the water.

Beyond the hotel itself, the project also includes a new public Festival Square intended to host concerts, events, and community programming year-round. Developers believe the resort can become a major tourism catalyst for the region while helping reshape Wasaga Beach into a more modern four-season destination.

The land sale agreement between the town and Sunray Group was initially signed in 2025, with construction expected to begin as early as this summer pending final approvals and zoning amendments.

“This is about creating something truly special on one of Canada’s most iconic shorelines,” said Sunray Group CEO Ray Gupta, who described the project as both a major investment in tourism and a long-term commitment to the future of Wasaga Beach.
